Move-In and Move-Out Cleaning: What Actually Needs to Be Done

Empty rooms look clean. They almost never are. Once furniture comes out, every surface that was hidden becomes visible — and that is exactly where landlords, buyers and inspectors look first.

Why an empty home shows everything

Furniture hides a remarkable amount: the rectangle of clean carpet under a wardrobe, the dust line behind a bookcase, the scuffed baseboard behind a sofa, the grease shadow above where a range once stood. All of it becomes obvious the moment the room is bare.

This is why move-out cleans take longer than a standard clean of the same property while it was occupied. There is more surface area genuinely in play, and none of it can be worked around.

The move-out checklist that passes inspection

Deposit disputes almost always centre on the same short list of areas. Cover these properly and most inspections go smoothly.

  • Inside every cabinet and drawer, including the runners and the top edges
  • Oven interior, racks, door glass and the drawer beneath
  • Refrigerator interior, seals, and the floor and wall behind it
  • Window tracks, sills and interior glass in every room
  • Baseboards, door frames, switch plates and light fixtures
  • Closet shelving, hanging rails and closet floors
  • Vent covers, extractor fans and the tops of door frames
  • Floor edges and corners, especially where carpet meets trim

Move-in cleaning is a different job

A move-in clean is about what the previous occupants left behind, and the priority is sanitising rather than presentation. Kitchens and bathrooms come first, and they should be treated as though nothing in them has been cleaned properly.

Pay particular attention to anything you will touch daily: cabinet handles, light switches, door handles, faucet levers, the inside of the refrigerator and the shower floor. Getting these done before your furniture arrives is far easier than doing them afterwards.

Timing it properly

Book the move-out clean for after the property is fully empty, not the day before. Cleaning around the last few boxes guarantees you will be back to redo those areas.

For move-in, aim for the day before your furniture arrives. An empty property can be cleaned properly in a single visit; once boxes land in every room, the same job takes considerably longer and costs more.
